Land Demarcation
Precise determination of your property boundaries through official topographic surveying. This procedure legally establishes your land's boundaries, preventing future disputes with neighbors and ensuring every square meter is properly registered with the Land Court.
Parcel Subdivision
Legal and technical division of land into two or more independent parcels, each with its own cadastral designation. Ideal for developers, heirs needing to partition assets, or owners looking to sell a portion of their land while keeping everything in order.
Parcel Consolidation
Unification of two or more adjacent parcels into a single cadastral unit. Perfect when you've acquired adjacent lands and need to legally consolidate them, simplifying administration and increasing your property's value as a single piece.
Condominium Regime
Technical and legal constitution of horizontal or vertical property regimes. Each unit — whether apartment, commercial space, or villa — receives its own individual Certificate of Title, enabling independent sale of each space within the same development.
Cadastral Regularization
Procedure before the Land Court to obtain a Certificate of Title for the first time for land that has never been registered. We transform de facto possession into legally recognized property rights — essential for inherited or informally acquired land.
Title Registry Update
Modernization of old titles issued under the Registration Decree system to the current Certificate of Title system. This process updates your documentation to the current legal framework (Law 108-05), protecting your investment with maximum legal security.
Topographic Survey
Precision technical measurement of your land using state-of-the-art equipment (total station, differential GPS). We generate detailed plans with UTM coordinates, contour lines, and cadastral references — essential information for any construction project or legal procedure.
Parcel Regularization
Administrative process to formally individualize a plot or portion of land within a larger property registered in the Dominican Real Estate Registry. Applicable when the land is physically occupied without dispute between titleholders or possessors, the occupation is peaceful, and the boundaries are clearly defined in practice.
